How many properties can I identify in a 1031 exchange?

You can identify more than one. The usual choice is the 3-property rule: you may name up to three replacement properties of any value and buy any or all of them. If you want to identify more than three, you must instead satisfy the 200% rule (any number, but total value under twice what you sold) or the 95% rule (any number and value, but you must actually acquire 95% of it).

Most exchangers use the 3-property rule because there’s no value cap to track. The 200% rule and 95% rule exist for cases where you need many candidates.
